What is a Four Point?

A 4-point inspection typically takes about 1 to 2 hours, depending on the size and condition of the home. On the day of the inspection, the inspector will focus on assessing the four key areas: the roof, electrical system, plumbing, and HVAC. You don’t need to do much preparation beforehand, but it's helpful to ensure these systems are easily accessible.

During the inspection, the inspector will check the condition, age, and any visible defects in each of these areas. Once completed, you can expect a detailed report that highlights the current state of these systems and any necessary repairs or updates recommended for insurance purposes.

What's a Wind Mitigation?

A wind mitigation inspection typically takes about 30 minutes to an hour, depending on the size of the home. On the day of the inspection, the inspector will assess features of the home designed to reduce wind damage, such as the roof’s shape, the attachment of roof decking, the installation of impact-resistant windows and doors, and the presence of storm shutters or reinforced garage doors.

To prepare: ensure the attic or areas with roof access are clear and easy for the inspector to reach. The inspection focuses on identifying wind-resistant features that could help reduce the risk of wind damage during a storm. After the inspection, you will receive a report that highlights any features that may qualify you for insurance discounts based on your home’s ability to withstand high winds. The inspector will be available to answer any questions you may have during or after the inspection.
